Our Process — Step by Step - from call to keys

1) First call & brief
We learn your goals (home vs. investment), timing, budget, and preferred areas. We outline the process, timeline (typically 4–8 weeks) and documents.

2) Viewings (in-person or video)
We arrange tours of the villa or property and neighborhood (shops, clinics, beaches). You get honest pros/cons, not sales talk.

3) Offer & retainer
We structure your offer and terms. You place a $1,500 deposit (retainer) so we can open legal files and secure priority—fully credited against our 10% commission at closing (formal refund/retainer terms defined in our service agreement).

4) Legal due diligence
Our lawyers & notary verify lease validity, boundaries, seller rights, outstanding land rent/fees, and prepare compliant contracts. You see every step.

5) Contracts & payment
You sign with the notary; funds move through official channels. No cash handovers. We coordinate seller, buyer, and lawyers to completion.

6) Keys, registration & aftercare
You get the keys and stamped documents; we support with utilities, management, homestaging/furnishing and rental setup if desired.
